Yukon to eliminate rent control, allow no-cause evictions

The Yukon government has introduced legislation to remove its rent cap and permit no-cause evictions with six months’ notice. If approved, the changes would take effect on December 1, 2026, when housing providers could begin issuing notices under the new rules.

Under the proposal, rent increases would remain limited to once annually and require six months’ notice. The existing rules remain in place until the amendments take effect.

The government says the changes are intended to encourage investment, expand rental supply and improve housing choice, alongside new construction initiatives. The longer notice period is intended to give residents time to prepare for changes or find alternative accommodation.

Nova Scotia lens: Yukon’s proposed transition offers an opportunity to assess how removing rent controls affects investment, rental availability and affordability. Tracking those outcomes, alongside tenant stability, could help inform Nova Scotia’s approach to increasing supply and transitioning away from its temporary rent cap.
